RATES
Pennsylvania
is an "all inclusive" state. That means title insurance
policy rates are state regulated and include certain costs
such as the title search and the closing service. Rates
are based upon your sale price or loan amount, whichever
is higher. If you have purchased title insurance from
us within the past three years, you may qualify for the substitution
rate (the lowest of the three most common rates). If
the property has been insured by anyone within the past 10
years, you may qualify for the reissue rate. Otherwise
you will pay the basic rate. If you are purchasing
an Enhanced Owner's
Policy or Lender's
Policy,
which offers more coverage, your premium will increase but
you still may qualify for the Enhanced substitution or reissue
rate.
If
you are working with an attorney, inquire if they are an
"Approved Attorney" for any title insurance companies or
if they would be interested in becoming an "Approved Attorney"
for our
company. Approved Attorneys are able to offer the
lowest insurance rates. If you are looking for an Approved

rates and miscellaneous costs will vary from transaction
to transaction, so please feel free to call us for a rate
quote which will include title premiums and all miscellaneous
charges such as recording and documentation fees, certifications,
